Renting A Property

Learn what you can expect when you choose to rent a home with us.

Information for tenants

One week’s rent. This is to reserve a property.

Please Note: This will be withheld if any relevant person (including any guarantor(s)) withdraw from the tenancy, fail a Right-to-Rent check, provide materially significant false or misleading information, or fail to sign their tenancy agreement (and / or Deed of Guarantee) within 15 calendar days (or other Deadline for Agreement as mutually agreed in writing).

 

Five weeks’ rent. This covers damages or defaults on the part of the tenant during the tenancy.

Six weeks’ rent. This covers damages or defaults on the part of the tenant during the tenancy.

Interest at 3% above the Bank of England Base Rate from Rent Due Date until paid in order to pursue non-payment of rent.

Please Note: This will not be levied until the rent is more than 14 days in arrears.

Tenants are liable to the actual cost of replacing any lost key(s) or other security device(s). If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant, landlord any other persons requiring keys will be charged to the tenant.

If extra costs are incurred there will be a charge of £15 per hour (inc. VAT) for the time taken replacing lost key(s) or other security device(s).

£50 (inc. VAT) per agreed variation. To cover the costs associated with taking landlord’s instructions as well as the preparation and execution of new legal documents.

Should the tenant wish to leave their contract early, they shall be liable to the landlord’s costs in re-letting the property as well as all rent due under the tenancy until the start date of the replacement tenancy. These costs will be no more than the maximum amount of rent outstanding on the tenancy. Please ask a member of staff if you have any questions about our fees.

 

  • Paying rent on time.
  • Keeping the unit clean and sanitary.
  • Keeping the property well aired warm and free from condensation.
  • Using gas, electrical, and plumbing fixtures properly.
  • Fixing or paying for repairs of items they or their guests damage.
  • Not removing anything from the structures or buildings that they have not put there and not allowing anyone else to do so, using the premises as a place to live with the rooms used for their intended purpose; for example, the living room is not a bedroom.
  • Tenants will receive the return of their security deposit within 14 days of vacating a unit subject to no disputes and TDS rules. They have a right to an itemised statement of any money withheld by the landlord.

When a tenant has provided a written request for repairs to the landlord, he/she has the right to a prompt response.

The Landlord agrees to fulfil his repairing obligations contained within Section 11 of the Landlord and Tenant Act 1985. These are quoted below;

  • To keep in repair the structure and exterior of the dwelling-house (including drains, gutters and external pipes);
  • To keep in repair and proper working order the installations in the dwelling-house for the supply of water, gas and electricity and for sanitation (including basins, sinks, baths and sanitary conveniences, but not other fixtures, fittings and appliances for making use of the supply of water, gas or electricity);
  • To keep in repair and proper working order the installations in the dwelling-house for space heating and heating water.
